Using the Internet to sell homes faster and for more money

The mark of a good real estate agent is the lengths to which he or she will go to market your home. In today’s marketplace, it is not enough to merely place a few ads in the real estate section of the local newspaper. Advertising, of course, is important – and that is why I go big whenever I use traditional media. I consistently take out one and two page spreads in these sections. I also carefully select the most effective magazines – and again take the best strategic positioning within those publications to provide the maximum exposure for my clients.

But perhaps most important, I have been a leader in utilizing the Internet by developing a unique online marketing program. My DanCooperTV.com website was ahead of its time when I launched it a few years ago and it remains a dynamic element of my marketing strategy today. The video-based format brings properties to life, providing a much more striking impact than static images. Whether you are buying or selling a home, the opportunity to display a property through a live tour of the home accompanied by a voice-over description of the home’s unique features is a powerful tool. The seller is able to advertise their property in a whole new light and the buyer is able to take a comprehensive tour at their leisure and convenience. Professionally produced, this site offers an incredible venue like no other.

A good real estate website, however, should be more than just a vehicle for selling homes. At DanCooperTV.com, you will find a wealth of information about your area and some of the people in it – the retailers, businesses and charitable organizations that make Oakville and Burlington vibrant and engaging communities. See my entire educational series on home inspections with advice directly from the experts. You will also meet members of the Dan Cooper team, providing you with an opportunity to better learn who we are and our approach, to begin building that ever important open and honest relationship that needs to develop between broker and client. I want you to be comfortable with our team, to trust that everyone is working in your best interest.

If you haven’t visited DanCooperTV in awhile, take a look – and take a visual tour of some of the exciting properties we have posted on the site. We recently posted a tour of a spectacular mansion on two acres of country property on Trafalgar Road, just north of Highway 407. This is a home that many passersby have wondered about – and here it is on my website. It’s the new, cutting-edge approach to marketing homes and we’re leading this exciting trend. There are other developing technologies that we are looking into and I will talk more about those in the future.

In the meantime, for more information about how we can sell your home quickly and for top dollar, visit my website DanCooper.com or give the office a call and we would be more than happy to tell you more.

Surpassing the 100th sale is significant milestone

Dan Cooper For Sale Sign

The Dan Cooper Team of Royal LePage Real Estate Services Ltd., Brokerage is proud to have achieved a significant milestone recently – we surpassed 100 homes sold so far this year. Reaching this level of sales so quickly is the primary reason we are the Number 1 team in Canada for Royal LePage and a testament to our ability to sell homes fast in the Oakville and Burlington areas.

In fact, we have been the Number 1 team for seven of the past 10 years. This is an accomplishment that does not happen by accident, but rather by design. Our dedication and commitment to selling your home, along with superior marketing strategies, have time and time again helped our clients sell their homes quickly and for top dollar. As a home seller you will be working with a broker who has developed innovative and carefully selected methods of showcasing your home for optimum exposure. Exposure, after all, is the key to selling your home. The more people who view your property, the higher number of bona fide prospects you will attract. It’s simple math and it works.

That’s why I have developed one of the strongest advertising programs compared to any broker in the Oakville area. My listings are in numerous publications that I have personally selected for their market penetration, as well as developing innovative online strategies. I am using the Internet more creatively than any other broker. For example, both my main website DanCooper.com and my unique DanCooperTV.com website are bringing properties to life through a video-based platform. I’m proud to be one of the first to tap into this exciting form of marketing to provide you with a competitive edge when selling your home. These websites are also linked with countless retailers throughout Oakville, providing a reach unlike most others.

But it doesn’t stop there. Just to give you an idea of how attentive the Dan Cooper Team is to detail, even the most basic tool for selling real estate recently received a makeover – the yard sign. I redesigned my For Sale sign to differentiate the sale of your home from brokers still using the typical black lettering on white background. Instead, I have opted for an elegant, classy look – white letter on a black background. This look has always signified a sense of sophistication and elegance and that’s how I want to market your home.

To many, a sign is simply sign. I disagree. The For Sale sign is the first thing a prospective buyer sees when they drive up your street. If first impressions count, then how will the condition of the sign influence the buyer’s perception of your home? Being faded or warped from the weather or leaning on an angle may seem trivial to many, but I believe the presentation of every aspect of your home is vitally important to influencing the sale.

Besides superior exposure for your home, there are a host of other benefits when dealing with the Dan Cooper Team, such as complimentary home staging consultation; instant access to our team of lawyers, home inspectors, mortgage brokers, appraisers and contractors; ongoing updates and progress reports as part of our in-depth communications; and being served by a team of multi-disciplined professionals with more than 40 years of combined experience. Combined with my own 20 plus years in the Oakville and Burlington markets, the choice is clear – Dan Cooper of Royal LePage. Whether buying or selling, the Dan Cooper Team is ready to serve you.

Opening the MLS to the public – will it really save you money?

Wednesday, March 31st, 2010 by Dan Cooper

There is a significant development in the world of real estate these days which involves the ability for sellers to list their homes on the Multiple Listing Service (MLS). Canada’s Competition Bureau has been urging the industry to open up its listing service to the public. Recently the Canadian Real Estate Association took a step in that direction by proposing a change in the rules that would allow agents to post listings on the MLS for a flat fee. The agent would then step aside and leave the rest to the seller.

For some people this will be attractive. Like online stock trading or arranging your family vacation through the Internet without the assistance of a professional travel agent, the new regulations would allow homeowners to sell their property without the help of an agent and avoid paying the agent’s commission or fees. Perhaps some home sellers will find the savings worth the work and inconvenience they will endure while trying to sell their home. But is it worth it? Do those people fully understand, or appreciate, what exactly is involved in selling a home? Simply listing your home on the MLS is no guarantee it will sell. A photo and description will sit there with thousands of other listings, and you just hope the right buyer sees it.

A qualified, experienced and knowledgeable Broker, on the other hand, is a master at marketing properties so that your home sells quickly and for top dollar. Knowing the community, what buyers are looking for, how to market your home and how to stage it will help you sell your home quickly and for top dollar – this is what we are good at. When working with the Dan Cooper Team of Royal LePage Real Estate Services Ltd., Brokerage, you are working with a Broker who has developed innovative and carefully selected methods of showcasing your home for optimum exposure. These methods involve selecting the prime advertising spots in a variety of publications and using the Internet creatively to ensure your home sells quickly and for top dollar. For example, my unique DanCooperTV.com website is bringing properties to life through a video-based platform. I’m proud to be one of the first to tap into this exciting form of marketing to provide you with a competitive edge when selling your home.

This comes at a cost and that’s where some of our commission is invested. People trying to sell their homes themselves are not spending thousands of dollars a week to advertise in the various real estate magazines or to develop a website to showcase their home. But a good Broker is spending that amount to market your property. Having a listing on the MLS may only cost a few hundred dollars, but it is a very small part of the whole picture when it comes to effectively selling your home.

Building success through valuable partnerships

Lars Melander and Dan Cooper

I would like to congratulate Lars Melander and Oakville Today for 25 years of success. I first met Lars when I started my real estate career more than 20 years ago. Lars had only been in business for four or five years, but I was impressed by his integrity, his commitment to the community and the quality of the newspaper’s content.

Oakville Today is a Metroland Media Group publication and Lars is general manager, but in those early years Lars was founder and owner and it was his approach to serving his community and his dedication to quality and interesting content that convinced me to be a major advertiser from day one.

Lars describes our first encounter this way, “Dan was just starting his real estate business but was thinking big all the way. Typically a new business will start with a small ad and go from there. Dan took out a full page ad right out of the gate and has taken a page ever since. We are alike in that respect – thinking big.”

Oakville Today doubled its circulation in North Oakville over the past 25 years and is a successful community publication because of its investment in good staff, ability to listen to its readers and to deliver solid local content that its audience expects.

This philosophical approach is important for a real estate Broker when selecting strategic publications in which to advertise. I do a lot of advertising; it’s a strategy that has provided more exposure for the homes that are listed with my team. But I am also very selective, choosing publications that reach a desirable demographic, provide optimum penetration into key neighbourhoods and are well received by the consumer. Oakville Today is among the few that I have used consistently over the past 20+ years precisely because of its growth, its market reach, its longevity and how well it is valued by a loyal readership.

Successful businesses must be attuned to their customers’ needs and go the extra steps to keep those customers loyal. At The Dan Cooper Team, we have one of the best and most knowledgeable real estate teams in the area. We understand that hiring good people is simply good business. Evolving and improving our business has been paramount in order to stay ahead of our competitors.

I’m immensely proud of some of the industry leading initiatives we have launched in the past few years. We have been among the pioneers by introducing streaming video tours of homes on the Internet – taking home viewing to an exciting new level by allowing you to tour multiple properties in the comfort of your own home. We have also posted on our website living profiles of local business owners who help to make Oakville a culturally rich and vibrant community. These mini profiles give you a glimpse of what this great community has to offer. I invite you to take a tour on my recently improved and relaunched website DanCooper.com.

I am also pleased to announce my upcoming quarterly magazine Oakville Living. The publication will feature some outstanding Oakville homes, builders, designers and local businesses. And each issue will follow a local celebrity through town, stopping at his or her favourite shops. But I don’t want to give away our first celebrity just yet. You’ll just have to wait for the launch of Oakville Living this fall.

A small statement can have a big impact on your home

FusionCast

Even small details can make a significant impact for your home. From unique decorative house numbers to adorable garden signs, interesting little touches can make a statement.

A company and a valued partner that is doing just that is Alchemy of Mississauga, which has a patent pending technology that combines metals with high density urethane to produce striking signage at affordable prices, a process it calls FusionCast. Metal signage makes a strong statement about your home. It is sophisticated and enduring. But, with the increasing price of base metals over the past number of years, the cost of bronze, aluminum and copper signage has risen. So Alchemy’s challenge was to develop a technology which provides metal signage more economically. It successfully did so two years ago with the introduction of FusionCast technology. The result is a product with metal at the dimensional surface or face of the sign with urethane in the body and back of the sign, areas where metal is not necessary. It offers the durability and appearance of bronze, copper, or aluminum signage. The Alchemy process provides greater design flexibility with the ability to combine different metals in the surface of the sign including bronze, copper and aluminum as well as different background textures including satin, brick, river rock, cliff, sand and wood grain.

The company is also proud that it is doing its part to be eco responsible, a commendable accomplishment in today’s environmentally conscious world. The FusionCast casting process eliminates harmful emissions produced by molten casting and 95% of its moulds are recycled. “We are excited about the many benefits and applications for FusionCast technology,” says Alchemy president Tom McLeod. “We can create and produce composite metal signage with designs and features that are either not available from traditional castings or available at a much higher cost. Our innovation capabilities have resulted in some pretty unique products produced more economically. In addition to our technology, we offer complete graphic and design support.”

Be it a sophisticated address sign, signs for your garden and pool, or indoor signs for your kitchen or study, Alchemy can produce a unique and fully customized sign. For more information about the company or to see their products, visit Alchemy’s website www.alchemyfusioncast.com.
